The trip advisor description of two stars: Okay, but some problems, exactly fits this motel. The grounds and check-in area are clean, the continental breakfast is good, but the room itself is 10 years late in maintenance. Of the two beds, one had a decent mattress, the other sagged about 3 inches in the middle and fell even lower when you layed on it. We received a 1st floor room with a door to the outside so we could take our dogs out for a walk. In the middle of a 3-am emergency "walk", the door handle broke with my wife on the outside - we couldn't open it from either direction. Fortunately, there's another door to this room from the inside corridor, so she could get in by walking the dog all the way around to the check-in desk and through the hallways. There is no way to plug the tub if your wife prefers a bath, but the sink was so plugged you could watch your toothpaste and shaving stubble float around 30 minutes before draining.
The only exceptional part of this hotel is that it's in an exclusive suburb of Buffalo with fantastic eating nearby (both "small-town unique" and chain restaurants). The onsite restaurant is way overpriced.
Based on location and cleanliness, I'd probably try staying one more time to see if all the rooms are this decrepit or if this was purely bad luck.
