I had an excellent stay at the b and b and plan to go there anytime I am in New York. The hotel is very charming and clean, Johanna was a warm and gracious host. The place is very cute and is decorated in a unique Victorian style and the neigborhood is the nicest of any I have been to in the 5 boros, it doesn't feel like you are in the city yet is only a few train stops from downtown Manhattan.

“bedbugs and filth”

Very dirty. Ended up having to fumigate our apartment for the bedbugs that we brought home with us.

This response saddens me because it is not true. We do not have bedbugs, and we have never had bedbugs. When this guest stayed renovations to the hallway of the building were being conducted. As a consequence there may have been more dust in the hallways and the presence of workmen. I'm sorry that these guests were affected. This was a temporary situation the author of this review does not mention the renovations.

Very run down property. Terrible breakfast. Not family friendly. Great location and nice neighborhood. Rooms are warm and water is hot. Beds squeak awful. Cannot find innkeeper. Stay here only if you are out of options!

Due to our extremely convieniant location and that we are the only B&B in our neighborhood, requests for reservations out number our rooms greatly. Although we are very popular, our place is not for everyone. Our place is a relaxed environment limited by the archecture. Like all brownstone townhouses, we have stairs and shared bathrooms. We try to tell this to all those inquiring, that is why its in our website.
So for those with physical limitations, and maybe some children (we welcome all children), our B&B may not be for you. Yes, the brownstone is 110 years old. She requires constant care.
This winter, January and Febuary, the landlord of the building has restored the original staircase, and replaced some windows. This created extra dust and some guests resent the presence of workmen. I am sorry, but what can I say, the work needs to be done. This summer the landlord intends to redo the facade and a new kitchen is scheduled for this spring. All of these improvements are much needed, but while the renovations are not in any of the guest rooms, guests may be affected, We ask for understanding because the demand for accomodations in our neighborhood is overwelming.
As the owner of the Union St B&B (business, not building) I want to greet each guest personally. Unfortunately, I am not always available to do this. We are not a full service hotel, and have a staff of only a few part time employees. I have many important issues to handle everyday and I am very busy. I can't be here every second, thats why I have staff to help greet guests during the day and my husband greets guests in the evening or night. I am usually available during the breakfast hours.

This guest said that the breakfast was terrible. I'm sorry they felt that way. Our guest book contains quotes complimenting our breakfast, since we cannot print quotes here, anyone is welcome to read our guest book in person. However, we do have limitations on breakfast. We do not have a commercial kitchen, and due to insurance stipulations we can not cook a hot breakfast, we must serve foods that are mostly prepackaged. The menu is the same every day, a range of cereals, yogurts, breads, fruit, jellies and nut butters, juices, a large assortment of teas and fresh roasted,ground coffee.

Our B&B is one block away from an incredible restaurant row on Smith St. There you will find dozens of excellent restaurants with great breakfasts and brunches. Most of
our guests come to us with the intention of eating at these restaurants and enjoy our morning spread as a small bite to start them on their day.

“Gothic but not a horror”

As a first-time English visitor to NYC, I was happy to be away from the crippling prices of Manhattan, yet within easy reach of the sights (as long as you're happy with stairs and subway travel, which I was). I was also grateful to be in a place with real people, not some bland impersonal corporate. This B&B certainly wasn't bland. OK it was dark and a little oppressive in style, certainly in my downstairs room, but the brownstone neighbourhood was quaint and preferable to me over city center streets. Also the owner was friendly and interesting to talk to(although in a four-night stay I didn't see much of her) and I found the breakfast fine - a real folksy help-yourself affair, cluttered, perhaps but edible, varied and chatty. Whose fridge is perfect, anyway?
I can see why many folk wouldn't like it though. Apart from the Gothic ground floor decor , the bathroom facilities are sparse and the minuscule downstairs WC had no hand basin (which I did not approve of at all). Also it was considerably more expensive than a comparable English B&B would have been - not as far from downtown prices as I would have expected. In other words a curate's egg - charm and individuality, but don't go there if you're used to slick service and smooth, light, airy en suite accommodation.

Have read the existing reviews I decided to post one of my own. My sister and I stayed in this B & B for five nights.
First, the location is excellent. Several restaurants and cafes are easily within walking distance. There are also small grocery stores, a drugstore and internet cafe. The brownstones in this area are amazing to see.
The room itself was clean and so was the bathroom.
Now the deficits. The breakfast was nothing to speak of.
A few rolls and bad coffee gives new meaning to the phrase, "continental breakfast." We just skipped it and went to a nearby bagel cafe.
There is no phone in the room. The house is quite old so the wood floors creak and so did the bed. If you stay here I suggest ear plugs.
Mainly, sharing a bathroom with two other rooms grew tiresome. Of course this is nothing the owner can remedy but beware. It may not sound hard but it really is. There are three bedrooms on each floor. Each floor only has one bathroom. Believe me, sharing such a bathroom is no small feat for two middle aged women.
