“Great location bu the place itselft does have some deficits”

Have read the existing reviews I decided to post one of my own. My sister and I stayed in this B & B for five nights.
First, the location is excellent. Several restaurants and cafes are easily within walking distance. There are also small grocery stores, a drugstore and internet cafe. The brownstones in this area are amazing to see.
The room itself was clean and so was the bathroom.
Now the deficits. The breakfast was nothing to speak of.
A few rolls and bad coffee gives new meaning to the phrase, "continental breakfast." We just skipped it and went to a nearby bagel cafe.
There is no phone in the room. The house is quite old so the wood floors creak and so did the bed. If you stay here I suggest ear plugs.
Mainly, sharing a bathroom with two other rooms grew tiresome. Of course this is nothing the owner can remedy but beware. It may not sound hard but it really is. There are three bedrooms on each floor. Each floor only has one bathroom. Believe me, sharing such a bathroom is no small feat for two middle aged women.

“ZERO CHARM at the Union Street B* (*You can't call this a bed AND breakfast)”

Can't believe this place even gets a mention on well-known bed and breakfast web sites, Although our room and the shared bath were reasonably clean, the furnishings are shabby, not chic! We attempted to eat our self-serve "breakfast" the first of our 3 days, but were grossed out by the filthy refrigerator. On top of that, there was no coffee-- until a nice gentleman guest made his second pot of the morning while we were standing around looking for room to butter our toast. The 'dining room' was cluttered with the innkeeper's personal effects, leaving little room for us to sit. The rug under the table had not been vacuumed in weeks, maybe months. NO KIDDING! Needless to say, we sought out a real breakfast in a nice, reasonably priced diner down Smith Street and also returned there the other two mornings of our stay. Upon check out, the innkeeper introduced herself for the first time. Then she wanted to take care of the bill, which we had already paid up-front upon check in by someone helping her out for the day.... she didn't even know.

Would we return??? No way, even if the location in Carrol Gardens was convienent to sightseeing in Manhattan.

Our bed and breakfast is in a private home. We welcome guests into our family life. This is why people seek us out. This is not a corporate run hotel, we are a family. Recently we had a new addition to our family. He is now a year and a half old. He is a typical toddler and keeps everyone on their toes picking up after him. This guest found their room to be clean, but complains about the common dining room/kitchen.

Room is caustrophic. It is stuffy, I have no idea how I am going to sleep in this place. Bathroom had old worn towels. I am paying $100 a night. It really sucks- no phone in my room.

“Shabby but OK - barely”

Stayed in the Union Street B&B this week. The paper sign on the door, yellowed and curly, that requests "Please excuse our remodeling" should have been a clue.

Being in Brooklyn, it is not surprising that the facility is on a narrow, noisy street. Cars park on each side, leaving a single lane for the garbage trucks and buses.

The rooms are shabby, but comfortable. We are experts on the rooms, having stayed in 3 of them during a four night stay. We were moved around to accomodate the arrival of the innkeeper's family for a baby shower - by year end, the establishment will have an infant to join the innkeepers and their two dogs!

The neighborhood is a delight, with nice neighborhood restaurants on nearby Smith and Court Streets. Manhattan is a five minute subway ride away - and about the same length auto ride.

Johanna, the innkeeper, is a nice person with an interest in the history of the area. But stay here only if you are willing to "roll with the punches." The Ritz, it ain't.
