We stayed at the Royal Mauian August 16-21, 2006 in room #404. This was a 2 bedroom 2 bathroom condo with a gorgeous view of both kamaole 1 beach as well as the ocean and the park by the beach. No A/C in this building which I didn't realize until we had gotten there. I thought this alone would make for a miserable trip being that it is August, and we also had to shut the doors and windows when not in the condo...but it really honestly was not too bad. We kept the windows and 2 sliders open at night with the fans and slept perfectly comfortably all night with the sounds of the ocean lulling us to sleep.
The sheets were pretty OK, and the towels were nice and plush (all Ralph Lauren). The condo owners provided us with 2 boogie boards and nice big beach towels to go and enjoy the beach which was just an elevator ride and a few steps away from the front door of the condo. Pretty good snorkeling as well as boogie borading at the kamaole beaches. Nice powdery sand.
The pool was also nice and refreshing after swimming in the salty, sandy beach, and it had a very nice view of the ocean. The pool does close earlier than most at 8 pm, and the management prefers quiet activiy in the pool, but this all creates a nice and relaxing quiet atmosphere. If you come to celebrate College srping break or want to party it up for graduation this is probably not the best location for you. If you are looking for a nice quiet, clean condo with a gorgeous view, good location, and lots of beach activity then I would reccommend this condo.

P.S- Cafe O'Lei right across the street is an excellent place to eat with good food, nice ambience, and really surprisingly reasonable prices.

The Royal Mauian gets an A+ for the rooftop patio/barbecue area, exquisite views, and central location, but they fail in areas of hospitality and guest amenities. This was my fifth trip to Hawaii, and I can guarantee you that I won't be a repeat customer at the Royal Mauian.

Both the front desk staff and management office could use some classes in customer service. I spent over $3,000 to stay in this condominium for 10 days. For that, I expect a smile/hello in passing and I also expect courteous answers when I have questions about my room or the grounds. The staff seems to cater to property owners, so weekly guests are not very high on their priority list.

Housekeeping is also very demanding when they want to clean the rooms. They came in our room twice while we were trying to get ready to leave for the day, and insisted that they clean the room right at that moment (which they did). They tried to do the same thing on our last day, but we refused them and locked the door.

The only staff member who was couteous to my family during our stay was the security officer who was on night watch, and I have an idea that he is hired out from a third party.

Maui is heaven on earth! Go there, but you might want to find another place to stay.

We first started staying at the Royal Mauian in 1993 and have stayed there on several occasions. We have always enjoyed the location near the beaches and shopping. In particular, we like the fact that the main bedroom faces the ocean and this drowns out the street noise from South Kihei Rd (Note that the 2nd bedroom faces the road and is very, very noisy. Also, any room that ends in 8 has the bedroom facing the road.) We also like the rooftop deck.However, we just got back from and don't think we'll stay at the RM again... for a couple of reasons. We stayed in 2 units and both were very tired. Holes in the wallpaper, ripped bed sheets, a broken kitchen drawer, a dresser that was ready to fall apart - nothing major but things that need attention. Also, the roof top deck is being renovated and the lovely trees are gone. Our biggest concern was the influx of undesirable characters from the Kamaole Beach 1 park. These characters would sit on the property furniture, smoke and drop their butts all around the furniture, yell, make out etc etc. One night, when coming back from our evening walk, these characters starting yelling at us and were quite aggressive. We contacted the management staff and were told that security was not their concern and to call the police. (Of note - a sign was posted around the property warning people about the string of break-ins that had occured in the area). The next day we read in the local paper that the police had to attend to several incidents in the park, including beatings.
So.... for $175 a night, we think we can find a place that is a bit more up to date and in a safer location or has better security.

Just finished our stay at the Royal Mauian complex. Built in about 1972-73, it is an older building but is in very good shape overall and the pride of the condo association shows. They do a very good job in the upkeep and they are friendly at the Condo Association office. Our condo, #204, was fairly spacious but could use an upgrade and I believe they (the owners) are in the process of doing some painting, baseboards and a few other things that are needed. Good views of the ocean and Kam 1 or 2 beach (can't remember which # it was right now). Rooftop area is superb with four bbq grills and plenty of viewing area to look from, the ocean or Haleakala can be seen in spectacular fashion. BBQ's are in very good shape and there is plenty of room for at least 30 people. Snorkeling right in front of the complex is great as we saw many fish, sea turtles and color, one of the best places down the Kihei beach strip. You might find a fancier place down in Waliea, but you won't beat the views or snorkeling. The downside to the R.M. is the noise from Kihei Rd itself. Many cars from 6am until past 10 pm, and some of the vehicles carry the latest in sub woofer artillary and noisy exhaust pipes. Very congested, but the shops are easily gotten to by foot up and down the drag. A lot of good restaurants with breakfast specials starting at $4.95 and up. A good dinner for four will run you a few hundred with drinks at most of the higher end spots, but found some good Mexican Restaurants for under $50! Stay away from Peggy Sues if you don't want to pay over $60 for four burgers and chocolate shakes, ouch! The food was good, but that's a bit much to pay for burgers. But then again, it's Maui. The Whalers store in the Shops at Waliea has a good deli and you can get a good size sandwich for around $6. Good prices on most of their deli items and even the cheesecake is only $3 a slice, and it's plenty good sized and very tasty.

Overall, a very nice place to stay and have fun in Maui. Priced affordably, the Royal Mauian is very much recommended. Also, if you get the chance, read the original newspaper article on the Condo Association Bulletin board about the building of the Royal Mauian back in 1972. They have a line in there that says the average family of four can spend the week there for, get this, $77! Talk about a low price. Even in 1972, $77 is not a ton of money to stay in Maui for a week. Interesting bit of nostalga.

We went with our 2 toddlers and babysitter and absolutely loved it! It was beautiful and clean and the manager that I interacted with was very friendly. There is a grassy area in front that is perfect for sunbathing without the sand if you like and the sound of the waves crashing against the rocks was a beautiful sound to fall asleep to. The rooftop garden is wonderful for BBQing, the beaches on either side are beautiful with silky sand and gentle tides. We saw many people snorkling offshore. We will definitely stay there again. We were in room 311 and the only downside (for us) was that the patio screen doors did not have latches and there was no air conditioning so we had to leave the doors open and watch the kids VERY closely while we were in the condo. Across the street is a great local restaurant called Da Kitchen and a great ice cream parlor. There are nice parks in Kihei for kids with swings, slides, and such. Overall, we loved the atmosphere in Kihei compared to Lahaina, Ka'anapali, and Wailea and would recommend the Royal Mauian to anyone. Great beach access for families or quiet property for couples (they don't allow Marco Polo in the pools or sports on the lawn). Definitely an "excellent" in our book! And although it was my first trip to Maui, it was my husband's third trip- having stayed previously in Wailea and Ka'anapali. Enjoy your trip!
