We had a very nice stay here. The positives were: lovely grounds, friendly staff, very comfortable and quiet room, lovely pool, excellent value. On the not so good side: booking through their website failed totally, no response at all so used Expedia; breakfast average and slow delivery.
It's a really nice place. It's not central at all but there's a minibus on demand to take you in and out of 'downtown' Ubud (but last run back, 10.00 pm). We took a 'Padang Tegal Villa' which is, in fact, one of four rooms in a house so not actually a villa in itself. But it was spacious and very comfortable - though getting in and out of the shower area was a bit on the dangerous side, not recommended for elderly or non-sure-footed people.
We'd certainly recommend Tepi Sawah as excellent value for money as long as you are prepared not to be in the middle of Ubud.

We found this hotel after others that were recommended by friends proved to have no availability. As promised, the hotel facilities were beautiful, the room excellent, and the staff extremely friendly and helpful. The landscaping of the public areas are just stunning, also, and while the location is not within easy walking distance of the 'action' in Ubud, the hotel will provide free transport for guests to Ubud upon request.

The only complaint I had was the breakfast--it was very monotonous, with only three choices: a Western option of eggs in a range of preparations, Indonesian fried rice, or Indonesian fried noodles. After a few days we gave up on the breakfast and just ate out. But that's a minor quibble.

“One of Ubud's best Treasures!”

My friend and I stayed at Tepi Sawah Villas from 20-27 January 2008, and I must say that it was one of the best hotels I have ever stayed in Bali!

We booked the room through the hotel's website and got a response and confirmation immediately the next day. I wasn't too sure what to expect as our flight arrived in Bali at 1.20am and we only reached the hotel at 2.30am. But there was a sweet guy waiting there at the reception and he told us we could just check in the next day and took us immediately to our room. Brilliant, and no fuss about filling in forms, showing our credit card, etc! They hotel staff knew we needed our rest.

Throughout our stay, all the staff at the Tepi Sawah Villas were very helpful and accomodating - they told us what we could do in Ubud, book tickets and transport for us when required, and went out of their way to help us every time! We felt truly pampered, and just as we were getting used to being spoiled by the staff, it was time to leave...

The hotel grounds were immaculately kept and the surroundings were very peaceful. I even learnt something new every time a plane flew over the hotel in the evenings - the birds in the area would make a noise because they thought the plane was going to attack them!

I loved our clean room and the excellent service. And yes, I still can't get over how great the staff were. No amount of words can adequately express my thanks to all of them for keeping us informed, well-fed, well-transported and entertained! My special gratitude goes to Made, Gusti, Komang & Wayan at reception and the drivers Ego (I love your name!), Wayan and Wayan. Plus Komang, Kadek and the gang from the bar and restaurant - you guys were so funny and made me laugh all the time!

If you ask me whether I'll return, the answer is YES! And if there has been a bad review about Tepi Sawah so far, I'm pretty sure it's an exception, not the norm.

“Loved Tepi Sawa”

I stayed at Tepi Sawa 2 weeks ago with my husband and another couple. We all loved the villas and they exceeded our expectations in every way. The staff were always smiling friendly and helpful. They advised us on dining and tours and the free shuttle service around Ubud was such a wonderful bonus and available whenever we needed it. Our rooms looked out over the rice paddies. I sat ina bath surrounded by fresh hibiscus and enjoyed the amazing vista out the window. The pool area was gorgeous and even better than it looked on the website. We enjoyed the lovely fresh juices in the morning and the delicious afternoon teas. I have already planned my next visit to Tepi Sawa. It is a true 'gem'. If you stay, don't forget to tell Made Karda that Mrs Julie recommended it to you. You won't be disappointed.

“Place is beautiful...but not the people”

After reading all the good views, I happily booked my reservation through a website, asiarooms.com, and my booking was confirmed. But when we arrived, we were told by the staff that resort was fully booked, and that they only have rooms on the next day. You can imagine the frustration after travelling 1.5 hours from Nusa-Dua to be told that my confirmation was late, although the booking was already confirmed by asiarooms.com. We were also told that the fault was not of the management and we were told to take another resort that's not to our liking. And the nerve of the sales rep to reply us in a rude manner that if we do not wish to take the alternative resort rooms that was obviously worse off, we can sleep on the reception couch!!! I'm a frequent traveller and never once have I experienced such uprofessional and appaling behaviour from any resort staff. All the greetings and smiles are routinely practiced, but once there's a predicament like this, the ugly head rears out, and the true colors shows itself. But luckily for us, the resort owner Ari, a plesant woman in every way helped to save our honeymoon from a step to being disasterous. She was able to accomodate us in a villa on another resort was just splendid. Overall the tepi-sawah resort is in everyway as described by many reviews minus the service. Thanks Ari for saving my day.
