I am giving it an above average because the front desk was so helpful. The rooms are small and old, but they were also nice and clean.. Good complimentary breakfast in the morning. The lobby has been completely remodeled and is lovely. One needs to find an eating place before retireing in the evening as they did not have a resturant that was operating and there is really no place nearby to eat. (well one, but that place proved to be a bad deal) The hotel is located a bit away from downtown Venice but a bus goes right by the hotel and it is a short 15 minute ride.. the buses are always packed. Only 1 euro to ride... great deal there. Also, only one euro to ride the water buses on the Grand Canal.
P.S. We bought a Venice Card on line that was very expensive. Do not purchase one of those. The places you want to see do not accept them. and the buses, water buses and bathrooms are only 1 euro when you want to use them.
